The Fort Myers-Cape Coral-Bonita Springs-Naples
areas offer many great deals on single-family homes in all price ranges.
$500,000-$750,000
This quarter, there are approximately 1,325 single family homes
in the $500K-$750K range on the market (many with prices that have been
"slashed," so that these are homes that would have been listed for sale at
nearly twice as much two or three years ago). Granted, prices rose ridiculously,
but now we can almost say that the opposite is true. Short sales and
foreclosures are feeding off of one another to drive prices lower and lower.
Great deals can be had, but inventory is becoming "picked over." Last year,
approximately 515 homes sold in the $500-$750K price
range.
$300,000-$500,000
This quarter there are approximately 1,900 single family homes for sale in this
price range. Short sales and foreclosures have driven prices down to the point where some excellent
deals have been had and the pickin's are becoming slimmer and slimmer.

There are several factors to consider when searching for a home in these price
ranges, ie, pool/no pool, size, number of bedrooms, community. These are some of

probably one of the most important factors in choosing a home.
Homes under $300,000
There are roughly 5,300 homes for sale this quarter under $300,000. The
same holds true with regard to short sales and foreclosures as mentioned above.
