Searching
for homes for sale and Fort Myers, Florida property on the internet can
be confusing and frustrating. Understanding exactly
where the
information originates, why some
searches turn up more information than others
and how
true MLS (Multiple Listing Service) searches differ from IDX (Internet
Data Exchange) information is not all that simple. In an attempt to
de-mystify the issue, I offer you the following
three, straightforward options (and explanations) for viewing
Fort Myers, Florida property and Lee County home for sale:

Local IDX (“MLS”) Searches

The
correct term here is “IDX” (Internet Data
Exchange). It is the process through which
information originating from local Multiple
Listing Services (MLS) is
shared with other
databases and websites. Some of
the MLS information is suppressed before
being shared through IDX. For instance, you
do not find the exact property address when
conducting these searches. For that, and
more involved details regarding the
property, you must
contact a licensed
real estate
agent.
Any licensed agent can research
any property for you.
This means that as a licensed real estate
agent,
I can help you
investigate, negotiate and purchase any
property you may find in our area,
regardless of who has listed the property.
Most often, properties listed with one real
estate agent are sold through a different
agent (one of thousands of area agents may
be the one to find and “bring” the buyer).
That’s the whole
notion behind
MLS
– many agents come into play
on the same property “x” because, although
there is only one listing agent, many
additional area agents are working with
buyers looking for that type of property.
This gives sellers a much
greater chance of selling their
properties. This also explains why the
listing agent’s commission is
shared
with the buyer’s agent.
